Our surveying services cover the traditional areas of land title surveys, land development including subdivision design and construction, deformation and control surveys, detailed topographical surveys of all sizes, engineering surveys for building set out, tunnel control, mining, and the construction of roading and services.
The services we offer continue to develop to meet the growing demands of our clients. Computer based technology is used extensively from the gathering of field data via electronic theodolites with on board data recorders through to the production of high quality plans which can be made available in both hard copy and electronic format for immediate use by architects and associated professions. We are therefore able to offer a comprehensive service on all matters relating to land and land development. More specifically, these areas include:
· Topographical Surveys
A vital ingredient for any land development, or building project is a detailed topographical plan of the site. We have developed sophisticated systems for the capture of site information for presentation in both hard copy and electronic format. Our CAD based plans are reproduced in full colour to aid interpretation and present a striking style that is both pleasing to the eye and well exceeds the minimum requirements for data capture and presentation.
· Redefinition Surveys
We can find or define the boundaries to any land title irrespective of the age of the underlying surveys and will present our clients with a detailed plan showing the results of any such survey. Buildings are shown with boundary off-sets calculated and occupation details are added as and when necessary. Redefinition is particularly valuable where there is any element of doubt or as a prerequisite to any building work near the boundary.
· Site Surveys
We can prepare detailed plans of any site or facility where accuracy and attention to detail is required. Such plans may be needed for evidence in court cases, or to record accident scenes for later analysis, or similar.
· Feasibility Studies
We can prepare plans showing the development potential for any site from private driveways to large scale subdivision, and from rural lifestyle to urban or city dwelling. It is often surprising to what degree land value can be increased by demonstrating the full development potential of any site. Such studies are relatively inexpensive and help you plan appropriately and minimise risk.
· Sunlight Studies
Preparation of sun study diagrams to assess the extent and duration of possible shading as a result of proposed development work that may cause shading to adjoining properties or structures. We have developed specialist skills in this area and can produce high quality composite sun transit diagrams overlaid with digital photographs.
· Expert Witness
Preparation and presentation of expert evidence or affidavits for submission to Council’s Hearings Committees, the Environment Court or the High Court on survey related matters.
· Engineering Surveys
Whenever land is subdivided or building is planned, the Local Authority become involved with respect to the issue of consents. Their requirements often relate to the provision of services including water supply and drainage together with the construction of roads, rights of way and vehicular access. Our services include the production of all engineering design drawings to meet that need together with the preparation of as built drawings on completion of the works.
· Building & Construction Set Out
Providing all necessary surveying services for the setting out of new structures from civil works through to residential dwellings and commercial buildings including the set out of earthworks, roading, piles, foundations, grids and profiles.
· Surveys of an Unusual Nature
We enjoy the challenge of providing expertise to solve problems of an unusual nature where lateral thinking is required to provide a solution that satisfy all concerned.
· Determination of Tenancy Areas
For leasing purposes, landlords of commercial and industrial premises and/or their tenants often require independent and accurate determinations of tenancy areas, typically measured in accordance with the BOMA/PLEINZ Guide. We have wide experience in this field and will produce plans in a tailored and professional CAD format that facilitates future revision should the tenancy layout be subsequently modified.
· Deformation Surveys
Situations can arise whereby construction works on one site, such as an excavation below ground level, have the potential to affect structures on an adjoining site. We utilise precise survey techniques to monitor both horizontal and vertical deflections of the ground or structures thereon to provide information on any movement that may be occurring.
· Legal Surveys
· Freehold Land
We have 40 years experience in the completion of legal surveys of all forms on freehold land including Cross Lease, Unit Title and traditional Freehold subdivision. We are Accredited Surveyors and otherwise meet the specific requirements of the Survey Act and the associated Survey Regulations that must be followed for this work.
· Crown Land
Crown surveys are frequently unique in nature and may require consultation with the District Land Registrar, the Chief Surveyor or an accredited LINZ agent to resolve. We have developed a strategic approach that ensures rapid resolution and cost efficiency for these often complex surveys.
· Maori Land
We continue to undertake Maori partition surveys and are continuing to build expertise in this field. Consultation and respect are of paramount importance if success is to be obtained. We are good listeners. |
